Privacy Policy
Last updated: October 5, 2026
The short version. KamuSpec is operated by Project2817, Inc., a Texas corporation. We collect what we need to run inspections, deliver reports, and run our business — your account details, the photos / videos / voice notes you capture, information about the properties and clients you work with, and how you use the app. Inspection content is stored encrypted on Microsoft Azure and processed by leading AI providers (including but not limited to Google, Anthropic, and OpenAI), on paid commercial terms that do not allow them to train on our content, to power our AI features. Every provider that handles your data is listed on our Sub-Processors page. We do not sell your personal data or share it for advertising. You can request deletion at any time by emailing support@kamuspec.com.
This is a plain-language summary. The full policy below is the controlling document.
1. Who We Are
The Service is operated by Project2817, Inc., a Texas corporation, with notice address 1315 W 11th St, PMB 3059, Houston, TX 77008. References to “KamuSpec,” “we,” “us,” or “our” in this policy mean Project2817, Inc. operating the KamuSpec product.
This policy covers the KamuSpec mobile app, the KamuSpec web portal, and our websites, including kamuspec.com and mykamu.com (together, the “Service”).
2. Information We Collect
We collect the following categories of information:
- Account information. Email address, mobile number, name, and authentication identifiers from any third-party single-sign-on provider you choose to use (Google, Apple, or Microsoft). Authentication is handled by our identity provider, Clerk, Inc. If you are a real estate agent, we also collect your license number and state to verify your license.
- Information about your clients and other parties. When an inspector books or reports on an inspection, they may enter details about homebuyers, sellers, and real estate agents — such as names, email addresses, phone numbers, and the property address. We use this to schedule the inspection, send booking confirmations, deliver the report, and give those people access to it. If you are one of those people, see “Your Rights” below.
- Inspection content. Photos, videos, voice notes, written annotations, AI-drafted narratives you accept or edit, finalized reports, inspection reports you import, and metadata associated with each inspection (timestamps, capture mode, device orientation).
- Property and site context. Address, parcel and listing data (such as square footage and year built) from property-data providers, weather conditions at the time of the inspection from the U.S. National Weather Service, and similar property attributes you enter or that the Service auto-populates.
- Usage and activity data. When you are signed in, we record when you use the Service (for example, when each session starts and ends), how many requests the app makes, when you create, edit, or delete records, which app you used (iOS, Android, or web), and its version. This data is linked to your account.
- Device data. IP address, device type, operating system version, app version, browser or app user-agent string, and diagnostic information. Our mobile app and web portal also create a random identifier for each app installation or browser the first time they run; we store it with your account to recognise the devices you use. It is not your device’s advertising identifier.
- Location data. Approximate or precise GPS coordinates at the time you capture photos or videos, and to suggest nearby addresses as you type. You may revoke location access in your device settings at any time, but doing so may impair report accuracy.
- Billing data. If you subscribe to a paid tier or receive payments through the Service, our payment processor, Stripe, collects and stores card and bank details (and, for payouts, the identity verification it requires); we receive only the last four digits, the card brand, and Stripe’s identifiers. If you buy report credits in our iOS app, Apple processes the payment and we receive a record of the purchase (product, price, and date) but no card details.
- Information from our websites. If you fill in a form on our websites — for example, to reserve a founder slot, join a waitlist, or apply to our Partner Network — we collect what you enter (such as your name, email, license number, company, city, and state). We also measure visits to our websites: Microsoft Azure Application Insights records which pages are viewed, and on mykamu.com, Metricool records the page address, the page you came from, and your screen size, so we can see which of our social media posts bring visitors. These receive your IP address and browser details. Neither sets cookies, and neither runs if your browser sends a Do Not Track signal. Some pages embed videos played by our video provider’s player, which connects your browser to that provider when the page loads.
3. How We Use Your Information
We use the information we collect to:
- Provide, maintain, and improve the Service.
- Power the Service’s AI features using leading third-party Artificial Intelligence and Large Language Model providers — including but not limited to Google, Anthropic, and OpenAI — as described in the AI Processing Notice below. The current list of AI sub-processors is maintained at kamuspec.com/legal/subprocessors.
- Understand how the Service is used — for example, how many people use it, how often, and which features they rely on — so we can improve it, plan new features, and support our customers.
- Authenticate you and protect against fraudulent or unauthorized access, including detecting accounts being shared between people in breach of our Terms of Service.
- Send transactional messages — account confirmations, sign-in codes, invitations, booking confirmations, completed reports sent to the clients you designate, billing receipts, and security notices.
- Send you news and offers about KamuSpec and other products from Project2817, Inc. You can unsubscribe from marketing emails at any time using the link in each email; this does not affect transactional messages.
- Respond to inquiries, sign-ups, and applications submitted through our websites.
- Investigate and respond to suspected violations of our Terms of Service or Acceptable Use Policy.
- Comply with legal, regulatory, and TREC record-keeping obligations.
We do not sell your personal information, we do not share it with third parties for their advertising, and we do not track you across other companies’ apps or websites.
4. AI Processing Notice
We partner with leading Artificial Intelligence and Large Language Model providers — including but not limited to Google, Anthropic, and OpenAI — to draft inspection narratives, transcribe voice notes, analyse photos and video, read equipment data plates, read inspection reports you import, and estimate repair scope. Photos, videos, audio, and related inspection data are sent to our AI sub-processors solely to perform these features within the Service. The allocation of this work among providers may change over time; the current list is maintained at kamuspec.com/legal/subprocessors.
We do not use customer-identifiable inspection content to train foundational models, and we use our AI providers’ paid commercial services, under whose terms they do not use the content we send to train or improve their models. Separately from the account-linked usage data described above, we may use aggregated, de-identified data to improve Service accuracy, model selection, prompt design, and feature performance.
AI output is advisory and may contain errors or omissions. The licensed user remains the inspector of record and is solely responsible for verifying every assertion in any final report. See the Terms of Service for the full AI disclaimer.
5. Text Messages
If you give us your mobile number, we may send you text messages with one-time sign-in codes and invitations and, if you opt in, service notifications about your account and inspections. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of non-essential messages or HELP for help.
We do not share mobile information with third parties or affiliates for marketing or promotional purposes. Text messaging opt-in data and consent are not shared with any third party, except with the providers that deliver our messages on our behalf.
6. Data Storage & Sub-Processors
Our database and inspection content are stored in encrypted form on Microsoft Azure (United States regions). We rely on a small set of third-party sub-processors to operate the Service — for hosting, identity and sign-in, AI, payments, maps and property data, email and text messaging, and website analytics.
We maintain a single canonical list of every current sub-processor, what it does, and what it receives at kamuspec.com/legal/subprocessors. That page reflects who is actually in use today and is updated when providers are added, changed, or removed.
Questions or requests for additional detail (including locations of processing) may be directed to support@kamuspec.com.
7. Data Retention & Deletion
Active subscribers may export or delete inspection records via the KamuSpec Portal at any time.
To request deletion of your account and all associated personal data — including your usage and activity records and the devices recorded against your account — email support@kamuspec.com from the email address on file. We will action verified deletion requests within 30 days, subject to our right to retain records required by law — including the Texas Real Estate Commission’s 4-year retention rule for inspection records you have signed off on as the inspector of record.
After your subscription ends, we retain your data for a 30-day grace period to allow export, and permanently delete it thereafter, except as required by legal hold or applicable retention law. Backup media may persist content for an additional period as part of routine backup rotation.
Server and security logs, which record requests made to the Service along with the account and IP address that made them, are kept for a limited period for security, troubleshooting, and fraud prevention, and are then deleted. Information submitted through our website forms is kept until you ask us to delete it or it is no longer needed for the purpose you submitted it for.
8. Data Security
We implement appropriate technical and organizational measures to protect your personal information, including encryption in transit (TLS) and at rest (Azure Storage Service Encryption). No system is perfectly secure; we cannot guarantee absolute security but we work continuously to improve our controls.
9. Your Rights
You have the right to access, correct, export, or delete your personal information. To exercise any of these rights, email support@kamuspec.com from the address on file. We may request reasonable verification before acting on a request. We do not sell your personal information.
If an inspector entered your information — for example, as a homebuyer or agent on an inspection — you may contact us directly or ask the inspector. Some inspection records must be kept under the Texas Real Estate Commission’s retention rules even after a deletion request.
10. Children
The Service is intended for licensed inspection professionals and adult evaluation users only. We do not knowingly collect personal information from anyone under 18. If you believe we have inadvertently collected such information, contact us at support@kamuspec.com and we will delete it.
11. Changes to This Policy
We may revise this Privacy Policy from time to time. Material changes will be communicated via email or in-app notice at least 30 days before they take effect. The “Last updated” date above reflects the most recent revision.
